NPC store prices

I always thought that NPCs bought items at 10% of retail cost - at least they do for a lot of items, but then I noticed that some of the synthesis materials they buy back are only at 5% of retail cost. I was using this method to easily figure out retail prices for selling in my shop (even ones that shops dont sell based on buy-back rates). Does anyone know of buy-back rates are only either 5% or 10% and is it based on category or is it item specific??

Before I found the item database, I always multiplied the amount the NPC bought items from me by ten to get half of their selling price. 5%*10=50%, so yes, I guess they do buy for 5%.
